At SN Architects, we understand the complexities and potential setbacks involved in obtaining building approvals, especially when dealing with stringent councils like Woollahra Municipal Council. To streamline the approval process and mitigate the risk of significant design alterations, we have adopted an innovative two-stage strategy. This approach not only expedites approvals but also enhances the project's feasibility and alignment with client expectations.
Stage One: Complying Development Certificate (CDC) Application
The first phase involves securing a Complying Development Certificate (CDC) specifically for the demolition of the existing dwelling and the construction of a new dwelling complete with a swimming pool. By isolating these elements in the CDC application, we ensure that these preliminary works can commence without delay, as they conform to the established development standards. Once approved, these CDC works will be executed simultaneously with the proposed development, thereby optimizing project timelines.
Stage Two: Development Application (DA)
The second phase focuses on the more intricate aspects of the development through a comprehensive Development Application (DA). This includes the excavation at the front of the site to create space for a new double garage equipped with a turntable, and the installation of a lift connecting the garage to the ground and first-floor levels. The design also features a new paved terrace above the garage, which necessitates the removal of an existing tree. Additionally, we propose a new landscaping scheme and the removal of a screen from the northern elevation of the first-floor front balcony.
Maximizing Potential and Speeding Up Approval
By implementing this two-pronged strategy, SN Architects has successfully maximized the potential of the site for our client in record time. Navigating the approval process in one of the most challenging councils, Woollahra Municipal Council, requires not only expertise but also innovative problem-solving. Our approach ensures that we meet the council's requirements while delivering a high-end, contemporary design.
Project Overview
The project, located within the Woollahra Residential Precinct, is surrounded by a mix of single, two, and three-storey detached dwellings showcasing various architectural styles. The area predominantly serves residential purposes, with a few small neighborhood shops situated at the corner of Manning Road and Attunga Street.
This three-story luxury building features an open-plan layout, large windows, and a contemporary design, complete with a state-of-the-art lift. Our strategic planning and meticulous design ensure that the building not only complements the existing neighborhood aesthetic but also offers modern amenities and a sophisticated living experience.
At SN Architects, our commitment to innovative solutions and client satisfaction drives us to push the boundaries of conventional building approval processes, delivering exceptional results even in the most demanding regulatory environments.
